Signing the contract
is where we begin.

We are a real estate brokerage based in Shibuya, Tokyo, handling both sales and leasing. We hold a large portfolio of off-market listings and have particularly deep experience in commercial and retail leasing. Our door stays open long after the keys change hands — we aim to be a partner you can rely on for years, not a single transaction.

Extensive off-market listings
We hold a large number of properties that never reach the public portals — and can show them to you before they do.
Strong in retail & commercial
Restaurants, shops, salons. We assess catchment and competition before recommending a location.
Support that continues
Handover is not the finish line. Your dedicated agent remains available for as long as you need.
Our Services

What we do

We broker the purchase, sale and leasing of real estate — helping you build a business or a portfolio in Japan. We also work directly with property owners and management companies.

🔑

Sales & acquisitions

From income-producing assets to a home of your own. We advise based on current market conditions and think through how the property will be run after you acquire it.

  • Investment properties: acquisition and disposal
  • Apartments and detached houses
  • Valuations and full sales representation
  • Referrals to trusted legal and tax specialists
🏠

Residential leasing

From studios to family homes. If you are unfamiliar with how renting works in Japan, we guide you through screening, guarantors and the contract itself.

  • Properties matched to your requirements
  • Help with guarantor company applications
  • Contract terms explained in your language
  • We stay reachable after you move in
Off-Market Listings

A large share of the market
never reaches the listing portals.

What you see on property websites is only a fraction of what is actually available. Some owners prefer not to advertise. Some properties are still weeks away from being formally marketed. Others have only just had notice given by the current tenant. A great many are quietly taken before they ever appear in public.

Because we work directly and regularly with owners and management companies, this information reaches us early. Tell us what you are looking for — there may already be something suitable that has not been published.

Not yet marketed
Properties entrusted to us as soon as notice is given, so you can view them before they go public.
Confidential situations
Transfers of operating businesses and similar cases that cannot be advertised openly.
Terms still open
Where rent and conditions are yet to be fixed, there is usually more room to negotiate.
After Support

We don't disappear once the keys are handed over.

"They stopped answering as soon as the contract was signed" is one of the most common complaints in this industry. We take the opposite view: the contract is the beginning of the relationship, and your dedicated agent remains your point of contact.

💬

A point of contact after you move in

Equipment failures, questions about your contract, matters with neighbours. When you're not sure who to ask, ask us first.

🔧

Liaison when problems arise

We sit between you and the owner or management company, clarifying the situation before passing it on — so nothing is lost in translation.

📄

Renewals and move-out

We flag renewal deadlines in advance and explain move-out procedures and restoration obligations when the time comes.

📈

Planning your next step

A second location, another acquisition, a move. Because your agent already knows your situation, the next recommendation starts from a real understanding.

For Property Owners

For owners and management companies

When you entrust a property to us, we do not simply place a tenant and walk away. Taking responsibility for what happens after move-in is, in our view, what produces stable long-term income for the owner.

We handle the post-move-in relationship

We continue to serve as the tenant's point of contact after signing. Routine issues come to us first, reducing the day-to-day burden on you.

Access to international tenants and buyers

We specialise in overseas investors and foreign residents in Japan. Multilingual capability opens your property to demand you may currently be missing.

No misunderstandings from language

We mediate communication with non-Japanese tenants, conveying contract terms and building rules accurately in their own language before problems arise.

We understand commercial space

Permitted use, business type, equipment requirements — we establish the specifics before introducing anyone, which reduces early terminations from poor fit.

Clear information for screening

We summarise the applicant's business and financial position at the point of introduction, so you can make a decision with the facts in front of you.

Built for the long term

We are not looking for one-off transactions but for a relationship you can return to. Please get in touch whenever you have a vacancy.

Why RainbowSky

Our real work starts
after the commission is paid.

A property transaction looks as though it ends at signing. But the moments when clients actually need help come afterwards — something breaks, a clause turns out to be unclear, a renewal notice arrives unexpectedly. Whether there is someone to call at that point changes the entire experience of living or trading in that space.

We consider all of that part of the job. And for owners, a tenant who settles in and stays is worth more than a quick placement. Remaining between the two parties is precisely our role.

  • A deep pool of off-market listings Our ongoing relationships with owners and managers mean information reaches us before publication.
  • Genuine expertise in commercial space Retail leasing differs from residential in both terms and screening. We know those differences intimately.
  • The same agent, before and after Your agent doesn't change, so you never have to explain your history from scratch again.
  • English, Japanese and Chinese Contract terms explained precisely in your own language, with nothing left ambiguous.
